Well, you know, it’s not too bad at the moment. It’s never my preference this way, but that’s okay. I think it’s gonna be alright. So Fine. So tell me a little bit more about property investment store.
Maria
Well property investments store has been around for 13 years in its current form. And there’s a team of us work that shares 70 years experience in the property investment market. And we specialize in new home and land packages. So that presents exciting opportunities for investors who are looking for more tax breaks in investing in a property, a new property also, obviously has better tax breaks than existing properties. And one of the areas that I particularly love that we focus on is NDIS SDA investments.

Yeah. Well, you know, the NDIS scheme is something that was implemented a few years ago and SDA stands for specialist disability accommodation, and it is a $700 million funding stream within the broader NDIS scheme which stands for national disability insurance scheme. And basically that provides some $200 billion worth of services across the board for people with disabilities, and the SDA services a select group who are eligible to have disabled housing. And what we do. We’re effectively leaders in this space because we work together with an accredited NDIS builder. We also he is certified. And we work to build these homes and we’ve specifically purpose built these homes. So we’ve worked in with the carriers to understand the needs of disabled participants to build homes that reflect their needs, that are highly desirable, and then slot into the perfect investment space for an investor. What’s exciting about this initiative is it’s truly a win win for everyone. So, the disabled participant is is basically leaving in below path accommodations at the moment, a number of them 6000 of them are living in nursing homes, which obviously was a real strain given the pressures of COVID. And then you’ve got others living in hospitals. And it’s just costing the taxpayer hundreds of thousands of dollars per year to help each individual participants. So what they’ve done is the government on a federal level that is bipartisan supported, has developed an initiative to truly incentivize investing in these properties. And a regular investment of around $650,000 on one of these properties, will provide a return of $100,000 per annum on average, which is a 15% yield. And a number of people say, Oh, it’s too good to be true. And it’s like, well, it only sounds that way because people have never heard of anything like this before. They’ve not seen it before, and it’s very new. The reality is this is a government funded initiative that’s in place for 20 years. So yeah,

And I see that while a lot of properties are in Queensland, you even go have bought property in moonee ponds dahhling
Maria
Well that’s true when it comes to the end is properties though we do focus on the southeast Queensland area. The reason being that, you know, investors want to see a good return and land value is obviously a lot less than what you would be paying in, say New South Wales. So the cost of land and the housing is significantly lower, which means we can provide a higher return on investment. At the same time, what truly dictates where we build is the demand and disabled tenants are particularly living in the areas where we’re building and that’s what’s driving it. So we’re talking about areas like Logan Ipswich areas around culture, and and we’ve had some also in in northern and southern parts of Brisbane. So ultimately, it’s unlike your typical residential investment property. This is specifically catering to that demand and where the residents live.

Fantastic. And what I like about it, especially as you’re helping those people that need the most home help and get left behind a lot.

Oh, absolutely. And that’s why it’s a win win. So the investor is being incentivized the government is effectively the 15% yield comes from three income streams. And one of those income streams is the actual rental so the rental is three times more than what you would receive from an able bodied tenant. So that’s how the government’s incentivized it. Plus, they’re offering a special federal rental assistance. And there’s also 25% of the disabled pension that goes to the investor. So those three streams make up that hundred thousand that 15% yield, we’re talking about. At the same time, yeah, the wonderful thing is that these disabled tenants are moving into a home that is purpose built. It’s strong, it’s sturdy, it’s compliant, but it’s also attractive and new and beautiful. So these homes are built for there durability, but they look like a regular home. So even an able bodied tenant would want to live in it because it just looks like a regular home from the outside. And even from the inside. But it’s just made with made with harder, more durable product. And that’s what in turn will result in these homes standing the test of time over the next 20 years.
